Platinum Installs installs garage floor coatings across DFW and backs every job with a 15-year warranty. Here is what actually determines how long a floor lasts in Texas.
The most common question we get after an estimate: "How long will this actually last?" The honest answer is that it depends on a few things — some within your control, some within the contractor's control. In DFW, where summers regularly exceed 100°F and concrete goes through significant thermal stress each year, the variables matter more than they would in a milder climate.
Here is what we know from doing this work in Texas.
A professionally installed decorative flake epoxy system with a polyaspartic topcoat, applied over a properly diamond-ground slab, should look good for 15 years or more under normal residential use in DFW. That is what we warranty, and it is what we see in the field on installs from several years back.
The operative word is "professional." Big-box kit systems, water-based coatings, and anything installed over a surface that was not properly prepared tend to fail within 1–3 years, sometimes much sooner. In Texas heat, those failures happen faster than they would in cooler climates.
This is the number-one cause of premature failure. A coating is only as strong as the bond between it and the concrete. If the slab was not diamond-ground, if a curing compound was left in place, or if moisture levels were not checked before install, the coating does not have a reliable foundation. Delamination — peeling — is the result, usually starting within the first year.
Water-based epoxy formulas were not designed for the thermal range DFW puts a floor through. They perform fine in moderate climates but struggle when concrete temperatures exceed 90°F regularly. A 100% solids epoxy base handles that range. A polyaspartic topcoat handles the UV and hot-tire load. Using the right chemistry for this climate is not optional if you want the floor to last.
Garage floors take a beating — vehicles, tools, chemicals, foot traffic. Regular sweeping and occasional mopping are all a coated floor needs. The one thing that shortens a topcoat's life faster than anything else is letting standing liquids (oil, transmission fluid, road chemicals) sit on the surface for extended periods. Wipe up spills and the topcoat stays in good shape.
Coatings wear from the top down. The sequence is usually:
Items 1–3 are normal aging over 10–20 years. Item 4 is not normal and should not happen with a properly installed system.
When the topcoat starts to show significant wear but the base coat and flake system underneath are intact, a topcoat recoat is a much more affordable option than a full reinstall. It refreshes the surface, restores the sheen, and extends the life of the floor considerably. We offer topcoat recoats on both our own installations and floors installed by others where the base system is still sound.
A professionally installed epoxy and polyaspartic system lasts 15 to 20 years in Texas under normal residential use. The key variables are proper diamond grinding, 100% solids product chemistry, and regular maintenance. DIY or big-box kit systems typically fail within 1–3 years in DFW's climate.
The most common causes are poor surface prep (no diamond grinding, moisture not checked) and wrong product chemistry. Water-based epoxy was not rated for the thermal range DFW puts concrete through. Texas summers accelerate both types of failure compared to milder climates.
A polyaspartic topcoat handles Texas heat and UV far better than a straight epoxy system. It resists hot-tire pickup, does not yellow under direct sun, and is more flexible than epoxy alone — which matters when concrete expands and contracts through DFW's temperature swings. Every system we install includes a polyaspartic topcoat.
Yes. When the topcoat shows significant wear but the base coat and flake system underneath are still intact, a topcoat recoat refreshes the surface at a fraction of the cost of a full reinstall. We offer recoats on our own installations and on floors installed by others where the base system is sound.
Regular sweeping, occasional mopping, and wiping up chemical spills promptly are all it takes. The topcoat is durable, but oil and road chemicals left sitting for extended periods will shorten its life. Avoid dragging sharp metal objects across the surface and the floor should hold up well for 15 or more years.
